dear atty, my mom bought a house and lot thru pagibig loan 5yrs ago using my brother's name since my mom is not employed and too old to apply for a loan. now the mortgage is fully paid. however, the title is named to my brother. what document can we use to transfer the title to my mom. do we have to make a deed of sale notarized? there will be no money involve in the transfer. so how's that? thank you very much and more power.
