dear atty, my mom bought a house and lot thru pagibig loan 5yrs ago using my brother's name since my mom is not employed and too old to apply for a loan. now the mortgage is fully paid. however, the title is named to my brother. what document can we use to transfer the title to my mom. do we have to make a deed of sale notarized? there will be no money involve in the transfer. so how's that? thank you very much and more power.

i hope your brother is willing to execute a document. it can be a deed of assignment or a deed of donation.

thank you for your time sir. ask lng po ulit. lawyer lang po ba pede gumawa ng deed of donation or my brother can make his own then notarized it? after that pde na din po mag proceed sa pag transfer ng title? tnx again.
