good afternoon!

my mom died 3 years ago and the property is still under her name. can i transfer the title to my name? what are the steps in doings such actions? thank

I am one of four siblings who live in the seattle area. My father passed away a few years ago and my stepmother just recently passed away. We are wondering who has the right to the property left behind. It is quite substantial.There is no will that is known. It is causing a family feud back in the Philippines. We children think that since we are the only heirs left of my father the we are entitled to all properties. Any advice would be greatly appreciated.

under whose name is the property? when and how was it acquired? where is your biological mother?
