good evening po..hingi lang po aq ng advice regarding sa lupa na nabili q last 2015..bale yung lupa kasi na nabili q is pamana sa magkakapatid, ngayon yung isang kapatid nila ibinenta sakin ang lupang pamana sa kanila without the knowledge of the other siblings, and then ngayon po naghahabol po yung ibang kapatid nung nagbenta..may habol po ba sila kahit na-transfer na sa pangalan q ang title ng lupa? and then ano po ibig sabihin nung nakalagay na memorandum of encumbrances liabilities under section 4 rule 74 sa TCT na hawak ko? maraming salamat

Yung Sec. 4 Rule 74 sa memorandum of encumbrances ng title na hawak mo, tungkol yun sa claims ng heirs na unduly deprived ng kanilang shares sa property. Since naka-annotate ito sa title, may habol parin sila kahit na nalipat na ito sa pangalan mo, dahil kinoconsider ng batas na notified ka about those claims pero tinuloy mo parin bilhin yung property. https://www.alburovillanueva.com/land-titles-real-property-registration Malas mo lang at hindi malinis ang title ng lupa na nabili mo.

thank you so much po sa reply atty..may pahabol question pa po sana aq..ano pong posibleng mangyari kapag naghabol yung ibang heirs ng lupa na nabili q? pwede po ba aq nila kasuhan or idemanda dahil sa pagbili q ng lupa? ano po ibig sabihin nito "as extrajudicially settled for a period of two years pursuant to section 4 rule 74 of the rules of court"? may paraan pa po ba para maclean yung title ng lupa na nabili q? salamat po ng marami..
