Hi po Atty.
First time ko pong bumili ng lupa.
At ang nabili Kong lupa ay pinamana sa anak at ang titulo nakapangalan pa po sa magulang.tapos bininta sa kaibigan na declarasyun lang ang hawak tapos bininta ng kaibigan ko sa akin at ang hinawakan ko lang po ngayun na ducumento ay declarasyun at acknowledgement of receipt.
At tanong ko lang po ano pong step by step na dapat Kong gawin upang mapatitulohan ko ang lupa

Kailangang madokumentohan ang bawat paglipat ng lupa para masigurado mo na hindi questionable ang transaction mo.

1. Yung nagmana ng lupa, kailangan meron syang notarized deed of extrajudicial settlement of estate (or affidavit of sole adjudication kung sya lang ang nag-iisang heir). This will document the transfer from the magulang to the anak.

2. Yung anak na nagmana, dapat mag-execute ng notarized deed of sale in favor of your kaibigan. This will document the transfer between that anak and your kaibigan.

3. Yung kaibigan mo naman, dapat mag-execute din ng notarized deed of sale in your favor, para madokumentohan naman ang transfer from your kaibigan papunta sayo.

Then you pay the capital gains tax and documentary stamp tax with the BIR, and secure a Certificate Authorizing Registration also from the BIR. Pay also the real property taxes and transfer fees with the city/municipal government, and secure tax clearance from the city/municipal treasurer. Submit everything with the Register of Deeds and pay the registration fees, and wait for the title to be issued. https://www.alburovillanueva.com/land-titles-real-property-registration

Don't forget to apply for a new tax declaration with the city/municipal assessor's office once you get the title in your name.
