Hello po, subdivision lot owner ako.. fully paid na at may title. Matagal na rin kami nakatira dito. Naisipan namin na ipa renovate ang bahay namin kaso yung mga administrators ng subdivision hinihingan kami ng bayad para mairenovate. Legal po ba ginagawa nila? Kahit owner na kami ng lot? O depende pa rin ba yun sa terms nila?

Hello po,

Usually as a subdivision lot owner you have signed agreements with the developer. One of these is called the Deed Restrictions where your house must conform to the general aesthetic feature of the subdivision.

So yes, you may have to pay a construction bond (even if you paid for the lot in full, it's not a factor) and you will have to conform to restrictions. Otherwise, you will have to forfeit the bond.
