Hi...
I need your legal advice.. Gusto po namin bumili ng property sa Las Pinas, ang problema po ang tunay na owner ay kasalukuyang nasa London. Nagbigay lamang sya ng Special Power of ATTY sa sister nya na nandito sa Pilipinas..
My question po is, valid po ba ang SPA kapag dito ginawa sa Pilipinas while ang owner ng property ay nandito din at nagbabakasyon? Hindi na po ba kailangan magpa red ribbon sa philippine embassy dito sa pilipinas? Ano po kaya ang mga dapat ko i-consider sa ganyang legal na issue?
At kung sakali na may kulang na salita sa nagawang SPA, tama po ba na mag insert na lang o isingit na lang ang salita at may counter sign ng abogado na nag notarize?

Sana po ay matulungan nyo ako sa aking problema..

The SPA is valid if the owner was here in the Philippines when he executed the same. But if he was abroad all along, he must have his SPA consularized there in London and have it fedex(ed) here.

if the SPA is more than a year old, and if you proceed to purchase the property, the register of deeds will require an updated SPA.
