Arresto Menor

Hi thank you so much in advance for having a forum like this.

I hope somene can help me.

My Uncle died 5 years ago and has a house and lot in Marikina.

He has 5 siblings and wanted to sell that property to me.

They have been paying the property's tax ever since.

I have read online that these are the steps that they need to take first before they can sell the land to me.

STEP 1: Fill out BIR Form 1904 (Application for Registration)
STEP 2: Prepare the mandatory documentary requirements to be submitted to the BIR for the settlement of estate of a deceased individual.
STEP 3: Prepare BIR Form 1801 (Estate Tax Return).
STEP 4: Pay the estate tax as computed.
STEP 5: Submit all documentary requirements and proof of payment to the RDO having jurisdiction over the place of residence of the decedent.
STEP 6. Wait for the release of the Certificate Authorizing Registration.

Say the value of the land is about 1.5 Million and they have been paying the tax yearly ever since, are there anything else Major that they need to pay in order for them to have the ability to sell the land to me thru pagibig fund?

Ive read about the Amnesty Tax vs. Estate Tax that it has 5% property value that needs to be paid to the government.

Hope for your help.
