Property agent, Saporsantos of iProperty Management Company, delayed refunding my condo lease deposit of 2 months rent (36,000 Php minus utility bills of about 3,100 Php) until the very last moment when payment couldn't be checked until after the 60-day deadline! Perhaps this posting helped? She refunded the full security deposit, minus utility bills which i paid! I vacated the condo unit on 11/19/2014 after it was checked to be in good condition, exactly at the end of my 6-month contract. All rent, deposit and previous bills had been paid. The agent didn't answer many of my calls, texts or emails. And it was very appropriate that the head of the Catholic Church was in Manila talking about the need to clean up corruption in the Philippines, exactly when the agent was in danger of breaching the contract. My signature had also been forged on a paper for air-conditioner maintenance and cleaning NOT mentioned on the contract. I believe they are the owners and agents responsibility as fixtures in the condo unit. How resolve such a dispute when it is not mentioned on the contract? Anyway, the agent, Saporsantos, did refund my deposit rather quickly when I found her, and she saw she could be in serious trouble for breach of contract and forgery otherwise.
The fact that this agent moved her office without informing me at around the time I found her also suggests that her business falls far short of the "integrity" she claims! RENTERS, LEASERS, BEWARE!
