Arresto Menor

Hi,

I am renting an apartment which required me to pay 1 month advance and 2 months deposit. I stayed there for two months. Now, I am about to leave the said place. The owner told me that I can only consume the 1 month advance and 1 month deposit. I cannot refund them. So I will be forced to stay for another two months. The other 1 month deposit will not be returned. It will be his for the repair of the apartment. The apartment as of now is in a very good condition, no repair is needed since I rented the place. Can I really not refund the 2 months deposit and 1 month advance? I haven't signed any contract.

Thanks.
