For purchase of house and lot thru bank financing -
Is there any difference of the bank charges that they additionally ask us to pay under "registration expenses and bank charges" - covering registration of mortgage and documentary stamp, than what is already included in the TCP as quoted below?
Note: below is the Developer's quotation document they offered us prior to payment of reservation fee and down payment.
"Total Contract Price (TCP) is inclusive of miscellaneous expenses such as registration of Sales & Mortgage, Realty Tax, Building Permit, Meralco Permit, Filing Fee, Plans and Documents, Notarization Fee and other related incidental expenses."
Thank you for any response, it will help us in trying to convince the developer that we do not have to pay the registration and documentary stamp twice since our principal amount of loan is based on 90% of TCP.
