Arresto Menor

My inquiry is about my seller who keeps on asking post dated checks before we can move in. Since we started paying BPI for the housing loan we informed the seller that if you will not let us move in like what they promised we will not pursue the house. Before this happened, the seller keeps on promising a date on when can we move in. To make the story short, we informed BPI and the seller that we will not continue to pay the house because we cant afford it anymore.
The first question is, can we get a partial refund  for the D/P?
Second, the seller keeps on saying that she will sue me for the bounced checks? I closed the cecking account after I informed the seller that I will not continue to pay the house.
Third, the seller wants me to sign the deed of sale w/o refund. Please see exchange of email below.

signing of DEED of sale is only way to FREE your name against bp22 and foreclosure. Yun na lang ang magawa ko para matulungan kayo di magkalamat sa cmap and banking industry ang name nyo. ok lang IF YOU will not sign. Anyway, malapit na ang FEBRUARY for the foreclosure,  i WILL use all your signed document's to get back the property.  Thank you

actually we were thinking of seeking ng legal actions/assitance dahil dapat may marerefund kami sa inyo. We inquired already at dapat may rerefund kami sa inyo. We already informed bpi na we can't continue to pay and I believe we already informed you as well.

seller:
Malaki na penalty sa bpi at sa kin- lalo ng di nyo kakayanin; mag sign ng deed of sale without any refund kung aabot sa bpi, ako ang mag redeem sa bpi para clear kayo; still subject to bpi

Ano po bang gusto nyo mangyari. I continue namin yung paghuhulog? Nung last time na kinausap namin kayo gusto na namin tirhan yung bahay kasi doble na ang hinuhulugan namin pero you insisted na kailangan pa naming magdagdag. So kung patitirahin nyo kami sa bahay i think we can continue to pay. kaya lang anong assurance namin na pwede pang magcontinue sa bpi? at anong process? baka magdagdag nanaman kami at di na namin kayanin.

Kumusta.  I am writing this to you kung aabutan pa at papayag si BPI to redeem or continue the amortization para di kayo magka record ng foreclosure and BP22. This is just to keep you and your husbands records CLEAN sa CMAP and foreclosure kung aabot pa because I was talking with BPI last year  and that according to them it will be by February  2014 to foreclose the property under your name. Let me know if you want to clean your name in CMAP. Thank you.
