info about delinquent taxes and failure to transfer title

Bumili po yung parents namin ng small residential lot. Kasabay nilang bunili yuing sister ng nanay ko at ang nangyari, binahayan ng parent ko yung lot n nsa tabi numb kalsada at yung sa kanila yung nasa likod. Just recently, kinontak ng tita namin ang sister ko at ang sabi, after investigation daw ng bank four months ago, yung kinatatayuan daw ng bahay namin ang dapat na napunta sa kanila. Ang problema, ung 2004, ipapatransfer na sana ng nanay nmin yung title sa pangalan nya kaso nabitin xa sa pera na hinihinge sa register of deeds na huninge ng 10500 kc daw may d pa daw nabayaran taxes yung mayari prior to acquisition. Sinurender nya ngayon yung copy ng deed of sale at original title sa register of deeds. Ang meron na lang sa kanya yung fotocopy nung original title at yung layout na bigay ng munisipyo na sabi namn nya eh tama nman daw kintayuan ng bhay namin. Pede pa po ba naming iregister yung title at meron pa po ba kaya to sa reisgter of deeds. Magkano po kaya ang magagasto namin assuming na P200000 yung value ng property at d pa nababayaran yung taxes nya hanggang ngayon. Help please.

(I do only understand small parts of what you wrote, so I don't understand why the tax isn't pay)
but title tranfers don't get OK from officials, if the property has unpaid tax,
and if the earlier owner refuse to pay the tax, then officials expect the NEW owner to pay the OLD tax too ! Otherwice the officials don't transfer the title! Rolling Eyes

Can you please specify if what kind of Taxes is this? Real Property Tax or Capital Gain Tax? Pag may Deed of Sale na and hindi pa n transfer sa new owner, the Taxes is running. It keeps on adding and may penalty. Better go to Register of Deeds and BIR and inquire.

d ko po sure kung ano tawag dun pero tama nga po yung sa process kung saan my deed of sale na pero d pa nababayaran. how much po ba ang magiging charges dun. my interest po ba every year and ano po yung magiging basis ng value neto? Will this be based on the price of the lot when this was acquired or will this be based on the current value price of the lot?
once you surrender the deed of sale and the original title to the register of deeds eight years ago, can we still have a claim on the property and just pay for the taxes? nasurender na po kasi ng nanay namin sa register of deeds yung original title and deed of sale sa register of deeds kaso d nya nabayaran yung taxes sa BIR at d n nya naituloy yung transfer of title sa pangalan nya.
