Hi Good morning,

What if the seller of a parcel of land is not the owner appeared in the Title of land. It's just happened that the seller is the brother of the owner who lives in States.

What name should appear in the deed of sale?

What documents should the seller provide before the absolute sale of land?

Is the special power of attorney enough to continue the sale?

SPA is enough granting an authority to the brother in behalf of the owner who is living abroad to sell the property.
