Good morning! I just want to seek a legal advise on how can i transfer the land title of our house and lot (named originally from my spouse who died 5 years ago) to my name, however i lost the original title to the developer (Z.V. Land)which i gave them hoping that they'll be the one doing the transfer for me. Z.V. Land is not existing, they have closed office brnging with them my original land title.

With this scenario, how can i do the transfer without the original title?

Hoping for your usual assistance.

you can file an affidavit of loss with the registry of deeds so that a new duplicate title may be issued, or at least it will be annotated on the original copy so that the lost owners duplicate copy may not be sold to other people.

Thanks for the advise. Actually we already went to the Registry of Deeds (Calamba) to acquire Certified True copy of the title and inquire on the process of transefer, we were told that we still need the original land title in order to do the transfer, our only option is too look for the developer and get the original copy. My inquiry now is this the only way for us to do? What i can i tell the the personnel at the registry of deeds who advised us such?

Hoping for your furher help and assistance on this. Thanks in advance

try to find the developer because they may have just relocated. inquire from hlurb as to the status of the developer,they may also have their new address. if indeed you can not locate them, get a proof that they have closed office. you can ask how to go about this from hlurb. Execute an affidavit of loss, file it with the registry of deeds so that they will annotate this on the original copy in their file. they will do this. what they told you is that they cannot TRANSFER the title because indeed the owners duplicate copy must be presented. but they will ANNOTATE the affidavit of loss in the original copy. this way,you will be protected from fraudulent sale by any one who has your owners duplicate like ZV land. Then, file a petition in RTC so that it will direct the registry of deeds to issue a new owners duplicate copy to you.

after getting a court order, file a certified copy with the RD so they will issue the new title.

Good day, i just want to inquire if there is a written law regarding the allowable net take home pay of a working individual? Our company has a credit coop offering loans to employees, and an employee can avail loans as long as he/she reflects a postive P1.00 (peso) take home pay after deduction of all loans, is this legal? Subukin mong i-search ung ZV Land Developer mo sa internet. May nakita ako na ZV Land Development Corp. with a name of one Jenevie Canonigo as Accounting Staff. Hindi ko lng alam if this is the same ZV Land Developer mo.
