what are the requirements for merging land titles. can it be transfered to new ownership at the same time?

WHAT ARE THE REQUIREMENTS FOR SPLITTING THE LAND AS WELL INTO 2?

Land Titles may be merged into one title provided all titles belong or registered in the name of one person.

Splitting of title into two or more needs subdivision survey approval. Consult the geodetic engineer near you.

ang question ko lang po, since 1985 nakitira po kami sa bahay ng kapatid ng lola ko, ang bahay po ay nakatayo sa isang squatters area, since ung may-ari ng bahay ay nasa probinsiya pinayagan nya po kaming tumira. up and down po ang bahay, ung baba pinaupahan po sa iba at ung itaas ay kami po ang pinatira.. Marami po silang magkakapatid, Nung 2007 nagkasakit po ung may ari ng bahay at humina ang katawan, after 1 month, nagulat na lang po kami na may kasulatan ang isang kapatid niya na nakasaad na nabenta na sa kanyang anak ang bahay at lupa, kahit nung time na po na yon ay hindi pa namamatay ang may-ari ng bahay, pero paralisado na.. Yung documents na pinakita nila ay may pirma ng may-ari..Ang ginawa po naming aksyon ay pinapunta namin sa probinsya ang lola ko at gumawa rin kami ng kasulatan na ang taas ay hindi kasama sa pagbenta.. pero ang kasulatan po namin ay hindi na namin inihabol..Sa sumakatuwid nagbayad na lang po kami ng upa para walang away.. ang tanung ko po, may karapatan po ba kaming humabol since paralisado na ang kapatid ng lola ko at pinapirma pa nila at ang kinatitirikan po ng bahay ay isang squatter area lamang.. ano po ang pwede nyong i-advice sa akin.. salamat po.
