how to acquire land title

nakabili po kami ng lupa last april 2011,the agent told us that our title would be released just after 3 mos, from the date that we purchased the parcel of land, but until now ala p rin, sinasabi nya matagal daw talaga at mahirap daw ang may plano. bakit po ba napakatagal na? mother title po kasi yun, di pa rin yata nakapangalan sa mga heirs. talaga po bang it takes years para makuha nmin ang title namin? all we have right now is a notarized deed of sale, may rights po ba kaming mapatayuan na yung lot kahit deed of sale lang ang hawak namin? please help us so we may know the right actions that we are going to take.

Have u seen the Title of the Property? Kanino nkapangalan? Sino pumirma sa Deed of Sale when u executed it? Was it notarized?
