right to own a parcel of land

hi! this is marivic flores, I just want to ask advice from you regarding our situation. We lived for 50 years in Pateros Metro Manila, the owner of this land was deceased for long ago and yet this land is not yet subdivide to the other relatives and yet no certificate of title only tax declarations they have. We give payment before when the owner is still alive and transferred to another party whom she give authorization, however the said party turn over again the part of our land to another party and by that time we don't pay any more because they don't have legal documents stating that they are the real owner..But now the third party, forced us to lived out in our land which we stayed for 50 years. We asked them to give us P50,000 for us to prepare for transfer but they said they can give only P20,000. Can I ask a help from other government agencies to process legal matters regarding this land robbing property. Actually, in Pateros, Metro Manila, there are such owners of land do not have any certificate title. Please help us we don't know what to do. thank you very much.

meron na po kasi patawag sa barangay, actually naka-3 hearing na nga po, pero di pa rin po kami pumapayag sa gusto nila mangyari sa P20,000, sa sobrang tagal na po namin tumira dun. sa panahon po ngayon, napakadali maubos ang pera at sobra liit po nun. pumapayag na nga po kami umalis pero sa halagang P50,000 pero ang nag-aangkin po ay hindi sya ang tunay na pinagkalooban ng parte ng lupa na yon, ang totoong pinagkalooban ng lupa ayon sa nag aangkin ay may hawak sya affidavit na katunayan na sya na raw ang mamahala sa parte nito.. In my opinion, napakadali gumawa ng ganun affidavit or power of attorney sa panahon ngayon. Sa tingin nyo po ba may karapatan kami?
