Good day Atty! my parents bought a portion of a land from their cousin but the said land was not divided yet. it is still in an OCT under the name of our three great grandfathers, all of them, already dead. we already paid the necessary taxes and already has an approved survey of the land. however, the problem is that the seller, lost the original copy of the OCT. my question is on how do we get a copy of the OCT and how much is the estimated cost in lawyer's fees and miscellaneous expenses. the original owner is our great grandfather and then, gave it to his son, the seller's father. (current tax declaration is under the name of the seller's father) the seller's father then gave it to him as an inheritance. he was the one who sold the properties to us. the seller's father is already deceased. thank you so much. i hope to hear from you soon.
