How to establish a school owned by a japanese

To all my colleagues out there give me a hand on this, I was ask by my client how can she and her Japanese husband own a land which shall be devoted for the establishment of a primary school I advice them to form a corporation, as we all know 60/40 will be the share majority owned by the Filipino spouse and the remaining 40 to his husband as mandated by law then buy a lot under the corporation name which shall be used for the erection of the primary school now I am looking for another option can the lady spouse bought the lot under her name alone to do away with the constitutional ban against foreign ownership of lot in the Philippines will the anti dummy law comes into the picture since the wife has no means and depending to his foreign husband for support. thank you guys Very Happy

in my opinion, the wife can buy it with conjugal funds but it will be purely her property. the anti dummy law should not apply because she co-owns and co-administers their assets.

however, if things go wrong in their marriage, the japanese cannot claim any part of the property.
