Please help: Most economical way to get land ownership from my grandmother

Good day po to all forumers .

I would like to seek some advice on what is the best and economical way to get ownership of a piece of land that my living grandmother is going to bestow upon me.

1. The land has no land title unfortunately.
2. The land is further divided into two parts in which half will be given to me and the other half to a distant relative on the other side of the family in which i have no blood relationship. The other half already has a house in which the other side had taken residence for some years already.
3. My grandfather is already deceased in which the land tax is paid based on his name.
4. The land tax upon checking was paid last 2007.

Please do give me some good advice
