ESTATE SETTLEMENT WITH INHERITANCE QUESTION

Good day po sa lahat.

I have researched about our case as much as I could but still I couldn't find the answer I need to ease our mind.

Our mother died more than 17 years ago and left our home to us survivors, father and 2 daughters.

After sometime, my father took a wife (they're not legally married), and had a daughter (legally acknowledged).

After all these years, my father then said that he want me to have the house and just pay him whatever I can.

I was advised that my father should just waive his rights ( and my sister also) to me extra judicial settlement with waiver of rights for the transfer of title.

Question po. May habol ba ang anak nya (half sister namin) sa property in the future kung waiver of rights ang gagamitin?

Mas ok ba na gawing extra judicial settlement with absolute sale kahit mas malaki ang tax (at parang binibili ko ang mana ko) para walang problema since magkakaroon ng "payments"?

They were "secretly" married 1978 (no such thing as secret marriage sabi nga po). Remarried 1980.

May deed of sale dated 1979.

Transfer of title was dated 1982.

If property is congugal? i believe po it is.
